The 55+ Communities at a Glance
Here is the honest comparison table: every 55+ and 62+ community we track across Prince George's, Charles, and Montgomery counties, side by side, with the numbers families ask about first. Rent or buy, the monthly number is the one to compare, and each row flags which is which.
Rates change often. Confirm before you plan around them.
Rent, HOA dues, and community fees move with the market and with each community's budget cycle. The figures on this page are research-based ranges, not quotes. Always confirm current rates and fees in writing with each community before making a decision.
How to Use This Guide
Two very different ways to pay for a 55+ community
Rented senior apartments
You pay rent each month, and sometimes utilities on top. There is no home purchase and no HOA fee. Many are age-restricted (55+ or 62+), and some are affordable or LIHTC properties with income limits and waiting lists. The monthly rent is the number to compare.
Owned 55+ communities
You buy the home (a condo, co-op, villa, or single-family house), then pay a monthly HOA or condo fee that covers maintenance, common areas, and often amenities. The real cost is the purchase price plus the monthly fee, so compare both together.
A note on the numbers
The figures below are research-based ranges compiled from published listings and community data, not quotes from any specific community. Rent, HOA dues, and fees change often, and each community sets its own rates. Families should confirm current pricing, availability, income limits, and waiting lists directly with each community.
The Comparison
