Home sale planning

A clear plan for if and when the family home sells: timing, pricing, and how the proceeds fund the transition. The sale is executed through The Hargrove Group of Samson Properties, under the license that applies to the property's location.

What This Service Is

The family home is often the largest asset in a senior transition, and it is usually the slowest to move. Home sale planning puts the sale on the table early, so the transition is not waiting on the house: when the home should list, what it should list for, what should be done to it first, and how the proceeds will fund the care, the placement, or the move.

The plan is built by a licensed broker, Vashon Hargrove, REALTOR® and Associate Broker with Samson Properties, licensed in Maryland, Virginia, and DC. It is written down, shared with the family, and coordinated with the rest of the transition plan.

What the Plan Covers

Timing, pricing, and the proceeds

Timing

When the home should list, how it coordinates with the move, and what the market is doing right now in the property's area.

Pricing

A market-based list price, with the sell as-is versus prepare-first comparison on paper so the family sees both numbers.

The proceeds

How the sale funds the transition: care, placement, moving costs, and the timeline each dollar supports.

Why Plan Early

The house should not be the bottleneck

The most common failure in a senior transition is sequencing: the care is ready, the community is ready, and then the family discovers the house needs months of work before it can sell. Sale planning puts the house on the timeline from the start, so the transition moves on the family's schedule, not the house's.

  • Equity becomes liquidity. The home funds the care and the move, on a known timeline.
  • One accountable broker. The principal holds the file from listing to settlement.
  • Documented for the estate. The sale record belongs in the estate file, and it is built that way.

Who This Fits

Home sale planning fits any family whose loved one owns a home and faces a transition, whether the sale happens now, in six months, or possibly never. The plan is useful even when the answer is "keep the home for now."

  • Moving to a community or to family
  • The home's equity is needed to fund care
  • The family wants to know the options before deciding
  • A discharge plan depends on a home sale timeline
