Path 03 · Senior Real Estate & Home Sales
Senior Real Estate & Home Sales
Assistance with relocation, downsizing, and a smooth transition to your next chapter. Through our program, eligible seniors can receive reduced commission rates when selling their homes and assistance with certain homebuying expenses, including home inspections and appraisals.
What This Path Is
For many families, the family home is the largest asset in the transition. This path treats it that way: a clear plan for if and when the home sells, a property prepared to sell well, a household downsized with a written record, and a move coordinated end to end against one calendar.
The sale is executed through The Hargrove Group of Samson Properties under Maryland, Virginia, or DC licensure, held by the principal, Vashon Hargrove, REALTOR® and Associate Broker. The proceeds are planned into the transition, so the home funds the move instead of delaying it.
What We Do · Four Services
Four services, one planned sale
Home sale planning
A clear plan for if and when the home sells: timing, pricing, and how the proceeds fund the transition.
Learn moreProperty preparation
The home is prepared to sell well: decluttered, staged, repaired, and priced to the market, without over-investing.
Learn moreDownsizing
The household is downsized with a written record: keepsakes to family, the rest donated, sold, or disposed through the most appropriate channel.
Learn moreRelocation coordination
The move itself is managed end to end against one transition calendar, so nothing falls between providers.
Learn moreHow the Sale Works
Licensed, planned, and coordinated with the transition
The sale is executed through The Hargrove Group of Samson Properties, under the license that applies to the property's location:
- Maryland Associate Broker License: #579303
- Virginia Salesperson License: #0225239176
- DC Salesperson License: #SP98360689
Pricing is set against the market, the property is prepared to sell well, and the proceeds are planned into the transition from the start.
- One accountable broker. The principal holds the file from listing to settlement.
- Sell as-is or prepare first. We compare both honestly, with the numbers on paper.
- Proceeds fund the transition. The sale is planned against the care, placement, or move it pays for.
Who This Path Fits
This path fits families whose loved one owns a home they cannot keep through the transition: moving to a community, moving in with family, or selling the home to fund care.
- The home has substantial equity and the family needs liquidity
- The loved one is moving to a community or to family
- The home needs to be emptied, prepared, and sold
- The estate plan needs a documented sale record
